Pre Drywall Meeting

December 16, 2014 8am
We showed up at house site to meet with our project manager John, but instead we were surprised by a NEW project manager Greg.
He introduced himself and explained he would be taking over for John on our house as the project manager. He is new with Ryan Homes but has 20 years custom build experience.
John arrived shortly after introductions and let us know he would still be around as well to help Greg ease into the Ryan Homes way...
So Greg took the lead on our meeting and walked us thru every room of the house explaining and answering questions as we went. He was very professional and thorough and we appreciated it.
His timeline is to begin siding (which was delivered and is sitting outside the house)...on Wednesday December 17th. He said it would take 2-3 days to complete the siding.
Wednesday morning when I drive by before work he was sitting outside our house in his truck waiting for City inspector to meet him for an inspection so he can move forward to begin drywall.
He did say his estimated date for our closing looks to be January 21, 2015.
He will firm that up with us Friday in an email.

Inside Work coming along...

A lot going on inside now! Plumbing, rough electrical, hvac work...all the preliminary work. We had our meeting last week with our Guardian rep to select where the speakers in the basement will be wired, as well as smoke detectors, etc...it was our first official visit inside the construction phase of our home:)
Our basement floor has been poured.
Our garage floor will be poured sometime this week.
Then the insulation will be installed. At that point we should be getting a call from John our Project Manager to have our pre-drywall meeting at the house.

Wow, what a difference a day makes! The temperature was above 40 today and we had a lot of sun, Snow is melting and the builders are making the most of it...this is the progress they made on Saturday and we went by around 3pm...so they must have been up early and working!

WINTER has arrived:(

November 17, 2014 we had our first significant snow storm, brought 5 inches to us. Followed by an artic blast of frigid air, wind chills in the negative.
Since our concrete for garage and basement did not get poured before this wintery blast, we are on Plan B...

We are going to do the framing first then pour the concrete in the basement and the garage.  It makes it a little better with the recent weather events.  Also the windows and doors will not be affected by the elements. They are designed to withstand these conditions.

Pre-Construction Meeting scheduled for October 15, 2014

Today we met our Project Manager who will be building our house, John. He began by going over all our selections, going thru the house  room by room discussing layout and options.
He marked where we want our pre- wires (study, morning room and guest bedroom).
We learned that whole house oil rubbed bronze does NOT include shower rods...interesting huh?
So I think that might look " off" but we can deal with that later, not a major deal, just surprised me.
We learned our driveway, sidewalks, exterior trim painting and sod/landscape will all be completed in spring, so we go thru winter with packed gravel for our driveway.
Pros and cons, he did say a fresh concrete driveway can't withstand the weight of a moving truck, so we won't have to worry about our POD as it will sit on gravel:)
Should be a joy watching Zoey endlessly search for a perfect spot to do her business when there will be no grass anywhere!
Our trim work package was outlined for us, it will be in the foyer, tray ceiling and study. Just crown molding and trimming on non doorways.
Confirmed garage bump, total footage should be 21' roughly.
Talked about ceilings, they only come stomped, but looked nice, so we are good with that.
Asked him to omit installation of wire shelf in laundry room, he admitted there would be a 50/50 chance his guys would be able to follow that change, but he will make it right should they forget...they work like robotic machines and don't deviate:)
We flipped the option on the light fixtures at foyer and entrance to house, placing the more ornate fixture up in the tray ceiling.
Found a place for the 110 outlet in basement.
House will have 150 amp electric service.
Water heater is electric, they say for the efficiency, but we would have preferred gas.
Learned our cabinets ARE indeed 42"  (very happy), this is now standard for Ryan Homes.
The timeline we were told at this point is:
October 29/30... Breaking Ground! He will call us to let us know but joked not to come out at 6am to watch (he has people do that)!
He estimated drywall would go up approximately 30 days after ground breaking.
He estimated a potential closing date of late January...we told him to take his time, we are committed to our apt lease until end of March.
But there are a few things we want to do before moving in and winter in Ohio...well you just never know!
We are excited and look forward to working with John and seeing our house be built!

Approved!

We just got the news that all is well and we are approved with NVR mortgage. They kept a great timeline with us on documents needed and met their goal of 28 days to respond:)
All went smooth!

Rite Rug flooring appointment September 19, 2014


Here are our picks:)
Kitchen cabinets, laminate counter top and LVT flooring in study, kitchen, great room and morning room.


Standard vinyl flooring in foyer, mud room and 2 bathrooms.

Standard vinyl flooring with espresso cabinets that will be in all the bathrooms.

Upgraded carpet for bedrooms and basement, and padding. Carpet name is "Sweet Tea", we took it as a sign:) lol

Master bath will have the alternate shower and ceramic tile flooring, with the espresso cabinets.

Hoping this looks as awesome as we think it will with all the bronze finishes!
